Why A Condition Report Is Important For You

The condition report is one of the most important documents for the tenant, the property manager and the owner.

When you collect the keys to move into your new rental property you will also be given an Entry Condition Report by your property manager. This is the document that outlines exactly the state your property is in when you start your new lease.

The property manager completes the report and gives it to the tenant. The tenant has three days to check everything on the form is acceptable to them or make notes on the report if they do not agree, and to return the form. If they do not return it within the three days, it is taken as acceptance of the report in its entirety.

There are many reasons why a condition report is an important part of the property management process. It can be used as a checklist for inspections done throughout the tenancy. For example, he property manager can look back through the original entry report to see if damage was there previously or is has been done by the recent tenant

It also works this way for the tenant as it indicates any damage that already existed in the property and helps resolve disputes. A tenant can also use a copy of the entry report to make sure they are leaving the property in the correct manner. This is essential for the bond refund.

At the end of a tenancy, all renters want their bond back as quickly as possible the condition report allows the property manager to check the premises thoroughly and efficiently, without any surprises appearing later.

The condition report does not just cover off on damages, it also considers what is clean and functioning, which helps determine whether the home has been reasonably cleaned or needs to be professionally cleaned.

If a dispute does arise between the tenant and landlord, particularly surrounding the bond, the condition report is a powerful piece of evidence for proving the truth of the situation. A condition report that shows damage did not exist when a tenant commenced a lease agreement, but exists when they vacated, clearly indicates that the issue took place during their tenancy.

The condition report ensures the property will be returned in the state it was in prior to the tenancy allowing for fair wear and tear.
